How Casa-IA helps you sell or let your home

Practical guidance for people selling or letting a home

Start with your property and your goal. AI agents help you understand the next step, gather information and prepare explanations, summaries and drafts according to your process and plan. Use your personal area to organise documents, your listing, contacts and appointments. You stay in control: choose the price, confirm viewings and decide whether to accept an offer.

1. Start with what you know about your home

Create a case and enter the property’s features, your goals and the information available. The checklist helps you identify which documents to gather and which points need checking. For sales, with an active plan you can ask AI for explanations, summaries and drafts, up to 10 questions per day per case. The tenancy assistant is in beta, with separate limits for each account.

2. Organise your documents in a private file

Upload cadastral extracts, floor plans and authorisations as PDFs in the designated fields. If you already have the documents, keep them in your case; if you’re missing an ordinary cadastral extract for a building, you can purchase a retrieval service as an extra at €39.90 including VAT per document, once all the required information has been provided.

The floor plan is not included in the price of the cadastral extract. To retrieve it, you can submit a support request: the person responsible will check the authorisation and the available channel. Uploading a document does not certify that it is up to date or compliant. How to prepare your file.

3. Present your property with your own listing

Enter the asking price, description and photos, choose a cover image and authorise publication on the Casa-IA noticeboard. You can share and print the listing. Update the information or suspend the listing from your personal area.

Listings are currently published on the Casa-IA portal. Listings on Immobiliare.it, Casa.it and idealista will be offered as an additional service once the agreements and connections are in place. Preparing the details for these portals does not mean the listings will be published.

4. Respond to enquiries and arrange viewings

Registered buyers and tenants can send enquiries and request appointments. The property owner indicates their availability and confirms the times. The calendar checks for clashes; viewings can be arranged in person or by video.

Updates are available in your personal area. Initial messages follow a protected process: once the sender has been confirmed, the other party receives a message without contact details. When confirming a viewing, the property owner authorises the meeting point or Google Meet/Zoom link to be shared only with the person who made the request. The details are available in the private area after confirmation and do not appear in listings or emails. Cancelling the viewing stops the other party from seeing them. A viewing may make people identifiable.

5. Compare offers while staying in control

For a sale, the parties can start a non-binding price negotiation, with amounts, counter-offers and a history, for an operational limit of 14 days from the invitation. You decide whether to continue. When both parties take part, the Casa-IA board may show the status “In negotiation”.

The in-app negotiation is not a signed purchase offer. The Formal Offer process collects confidential details and PDFs prepared or signed externally, including documents scanned with a camera. Professional verification is recorded by the service team; integrated qualified electronic signing is not yet available.

6. Prepare for the transfer to the notary

The buyer can choose their preferred notary, contact them directly or ask Casa-IA to coordinate. The platform records the request and the status of the document pack. Automatic document sharing with the notary’s office is not yet available.

If you’re buying or looking to rent

Browse the board and choose a property. With a buyer or tenant account, you can send an enquiry and request a viewing. The same account can have multiple profiles, so you don’t need to create another one if you also want to sell or rent out a property of your own.

If you want to rent out your property

The Your tenancies section links the property listing, viewings and applications with the property owner’s private file. Compare the monthly rent, deposit, timescales and guarantees with the applicant, without creating a binding agreement. Prepare a draft PDF for a standard 4+4-year tenancy or a summary sheet for other types of agreement, upload a signed copy and receipt, and organise the handover, rent reminders, maintenance and check-out. Signing and RLI registration are carried out externally; register entries are recorded manually. The tenancy plan costs €59/month, VAT included, per property. The sale plan costs €99/month, VAT included, per property.

Privacy during initial contact

The other party sees an alias, not the profile name or the property owner’s phone number. Details are disclosed in the offer process only after verification and confirmation by both parties. Casa-IA and authorised administrators can access the data needed to provide the service; a viewing may make the person showing the property identifiable. Find out how we handle your data.

Optional services, quoted on request

You can submit a free request for photography, an EPC, contract review or help with registration. In your private area, you can review the quote, including the services, exclusions, person responsible and timescales. You decide whether to accept and pay. The service does not register the contract automatically.

What’s available now and what’s coming

Available now: AI chat for general questions, a tenant profile with declared guarantees and selective sharing, case management, an AI assistant depending on your plan, checklists, a cadastral file, listings on Casa-IA, protected enquiries, appointment scheduling, price negotiation, collection of offer PDFs, a service email to confirmed addresses and optional web notifications for operational updates.

In preparation: distribution to external portals, an AI telephone answering service, integrated qualified electronic signing, automatic document sharing with the notary, SMS. Native versions for app stores are still in preparation; you can use the website on your phone now.

Casa-IA provides digital tools and AI assistance. The property owner decides on the price, appointments and agreements; AI does not sign on behalf of the parties, certify that a property complies with regulations or guarantee a sale.
