Receive protected applications
Collect requests and view profiles shared with consent. Guarantees and availability are statements that need to be verified; you choose the applicant.
Arrange viewings
Offer available times, confirm appointments and choose an in-person or video viewing with the property owner. Authorised information remains in the personal area.
Prepare the tenancy agreement file
Compare non-binding terms, generate a draft 4+4 tenancy agreement or a record for other contract types, and keep a copy of the signed agreement and registration receipt.
Document the handover
Prepare the handover report, inventory, key list, meter readings and property condition record. Keep attachments in the private file.
Manage the tenancy
Set reminders for rent payments, maintenance and obligations; record outcomes manually and prepare for the handback and deposit statement.

Shared terms are for preliminary discussion only and do not constitute a signed agreement. The 4+4 PDF is a draft to be completed and checked. For agreed-rent, temporary, student and other types of tenancy, prepare a record for the relevant template and applicable requirements.
Sign the agreement separately, then upload the PDF or a photograph of the signed copy. Register it via RLI or through an authorised intermediary. Casa-IA stores the details, indicative deadline and receipt, but does not submit the application to the Italian Revenue Agency automatically. The agreement documents and parties’ details remain with the property owner and the authorised master user.
The rent register is for organisational purposes: the website does not collect rent from the tenant, automatically check payments or refund the deposit. Listings can be published on Casa-IA today; external portals and the AI call centre will be available at a later stage.
