Prepare to sell or let
A practical guide to gathering information, organising checks and being ready to agree terms.
Explore your options
- Sell your property without an estate agent: process and costs
- Documents and file for the sale
- Let your property directly
Start with confirmed details
Specify the property's features, floor area and its source, condition, availability and asking price or monthly rent. If any information is uncertain, mark it as needing verification.
Organise the documents
Gather title documents, cadastral records, the floor plan, energy performance documents, and planning and leasehold information. Ask a professional which checks are relevant: completing the checklist does not certify compliance.
For a tenancy
Clarify the intended use, desired duration, furnishings, bills, deposit and guarantees. Have the appropriate type of agreement checked. Assess prospective tenants yourself, collecting only necessary information with their authorisation.
Compare the terms, not just the price
Consider financing, timings, conditions precedent and handover. Before signing, have the commitments reviewed by the relevant professional.
Handover matters
Prepare a handover record, inventory where relevant, photographs of the property's condition, meter readings and keys. The parties should confirm what has been handed over.
