Registration and initial case preparation are free. There is no charge to create an account. The AI sales assistant requires a paid, active subscription.

What’s included in the plan

• A digital sales case for one property, with a checklist, notes and deadlines.
• AI case assistant, with up to 10 questions a day for explanations, summaries and drafts.
• Document storage in supported formats and sections.
• Tools available for secure messaging, organising appointments and comparing offers.

What you pay for separately

All additional services are charged extra. Document retrieval, photography, video, promotion, publication on external portals, an AI telephone answering service, and support from operators or professionals are not included in the €99 monthly fee. You’ll see and approve the price or quote before purchasing any extra.

Taxes, notary fees, certifications and other technical or legal services are separate. A dedicated operator or a guaranteed sale is not included.

Available extra: cadastral extract retrieval

€39.90 including VAT for one standard cadastral extract for a building, delivered as a PDF to your private file, in addition to the seller plan. You can order it from your case once the cadastral details are complete and the service is available.

The price does not include a floor plan, historical cadastral extract, mortgage search or compliance checks. If you already have the document, you can upload it yourself without paying for retrieval. A simple support request will not trigger a charge.

Extra services with an individual quote

You can request photography, an energy performance certificate (APE), contract review, help with registration and packages for companies from your account area. Requests are free. The quote will state the price including VAT, who is responsible and what’s included; you’ll only be charged if you accept it and complete payment.

Services in preparation

Publication on Immobiliare.it, Casa.it and idealista, an AI telephone answering service and other services being integrated are not yet available to purchase. Their prices and details will be shown before activation. They are not included in the subscription.

How to stop renewal

Use the cancellation option in the Subscription area before your next payment is due. You can continue using the plan until the end of the period you’ve already paid for. Selling or archiving the property does not automatically stop renewal.

Tenancies, companies and multiple properties

The €99/month price applies to the seller plan for one property sale. Each additional property sale requires a separate case and subscription at €99/month including VAT. The tenancy plan costs €59/month including VAT for one property and renews monthly until cancelled. Any packages for companies or property portfolios are still being defined. Creating a profile does not activate a paid plan.
