How we calculate the OMI range

Sources, floor area and formula: how the free calculator produces its result and how to read it before deciding on a price.

1. The source data

We use Agenzia Entrate – OMI quotations made available through AgID’s Cruscotto Italia. Each range relates to a municipality, zone, property type, condition and half-year period. The result shows the period of the available source, rather than a live market price.

2. The zone and floor area

Check that the selected zone matches the property. Quotations distinguish gross area (L) from net area (N): the entered square metres must use the same basis. We do not automatically convert areas or add terraces, cellars and other ancillary spaces to the dwelling.

3. The range and midpoint

We multiply the minimum and maximum OMI amounts per square metre by the entered area. The midpoint is simply the arithmetic average of the two endpoints. We apply no automatic adjustments for floor level, views, renovation or photographs.

4. What the reference can tell you

OMI describes ordinary conditions within an area and cannot cover all features of an individual property. The result does not certify compliance, technical condition or legal status. It is not an appraisal, purchase offer or promise of a sale price.

5. Keep different prices separate

The calculator uses sale values in €/m². Rents in €/m² per month and Italy’s regulated agreed-rent arrangements require separate methods. An advertised asking price is not proof of a completed sale price; the free calculation does not include selected comparable sales.

Before deciding on a price, add verified property features and documents and, where needed, a professional valuation.
