A cost entered as zero is excluded from the calculation. Complete all costs you will bear before comparing the results.

How much could the results change?
Conservative: rent or nightly rate −10%, and rented months or occupancy −15%. Favourable: +10% for both, capped at 12 months and 100% occupancy. Variable costs are recalculated; annual costs, the taxes entered and mortgage payments stay unchanged. These are sensitivity tests, not tax forecasts or probabilities.

How the results are calculated
The investment includes the price, purchase taxes, fees, renovation and furniture. Rental income depends on rented months or occupied nights. For short-term rentals, cleaning charges are separate revenue and booking platform fees apply to total revenue. Stays are estimated by dividing occupied nights by the average stay. Security deposits, tourist tax to be remitted, capital appreciation and any future property sale are excluded.
The operating result deducts all operating costs from revenue. The income taxes entered are then deducted, followed by mortgage payments to calculate cash flow. Property yields use total investment as the denominator; the cash return uses initial equity. Mortgage principal repaid is not included in the cash return.
