How we work, step by step
2. Review the content
With an active plan, ask the AI for explanations and drafts. Check the details and personally confirm anything to be published, sent or proposed.
3. Manage enquiries
Organise enquiries and viewings, compare offers and choose the price and terms. Casa-IA does not accept agreements on your behalf.
4. Appoint professionals for checks
For technical checks, agreement reviews and legal instruments, appoint the appropriate professional under a separate engagement.
Who checks the documents and agreements?
The AI organises your file and prepares drafts; it does not certify ownership or compliance. Your appointed surveyor or other qualified technical professional checks building and cadastral matters; a lawyer can review agreements; the notary carries out the checks and legal instruments within their remit. Uploading a PDF does not mean it has been professionally checked.
Who checks the cadastral details and any discrepancies?
Casa-IA helps you collect documents and can flag possible inconsistencies. Cadastral, planning and building compliance checks are carried out by an appointed, appropriately qualified building professional, who compares the property, the floor plan and municipal records. You can choose your own professional or request a separate quote. The cadastral extract retrieval service at €19.90 including VAT provides the PDF; it does not include a site inspection or a compliance check.
Can you retrieve my APE, or do I need a new energy certificate?
If an APE, Italy’s energy performance certificate, has already been issued, you can request help retrieving a copy: availability, access and authorisation depend on regional procedures. Retrieving it does not renew its validity. Preparing or updating an APE requires an authorised energy assessor, an on-site inspection and the required formalities. Casa-IA collects your request and provides a quote; it does not generate certificates with AI or offer automatic downloads from all regional registers.
Document received and professional verification
An uploaded document still requires verification. Professional verification is recorded on the basis of the professional’s findings, together with their name and the report reference. A subscription or a request for a quote does not automatically assign a building professional to your case.
How document retrieval and checks workThe price, timing and completion of a sale or rental are not guaranteed. Terms and any professional fees are agreed separately.
Your journey in 11 languages
The interface is available in Italian, English, Polish, German, French, Spanish, Portuguese, Dutch, Japanese, Chinese and Korean. Original contractual documents and user-generated content retain their own language.
